How does a water loss turn into a mold problem?

Wet building materials can start growing mold within a day or two, and a lot of water losses never get dried all the way. Somebody mops the floor and runs a box fan, the surface looks dry in three days, and the pad, the subfloor, and the bottom of the drywall stay wet for a month. That is where the mold grows, on the back of the drywall and the underside of the floor, where nobody sees it until the smell arrives.

What is different about mold after a water loss?

The moisture source is already known, which helps, but the extent usually is not. Water travels, and so does the mold that follows it. We meter every surface the water could have reached, not just the room it started in, and we open up what the readings say to open up. Then it is a remediation job and a drying job at the same time: contain, remove the affected materials, clean, dry to a measured standard, treat, and document.

Sometimes, if the mold is clearly the result of the covered loss and the timeline supports it. We document the moisture, the growth, and the connection to the original event so your adjuster has evidence to work from. What your policy says about mold is between you and your carrier, and we will not guess at it.
