Why do crawl spaces grow mold?

Bare dirt, high groundwater, and vents that let humid summer air in to condense on cool joists. Add a dryer vent that dumps into the crawl space, a plumbing drip, or a downspout that empties at the foundation, and the joists above stay damp all year. Why do attics grow mold?

Bathroom exhaust fans that vent into the attic instead of outside, roof leaks that dry out between rains, and poor ventilation that lets warm indoor air condense on the underside of a cold roof deck in winter. The growth shows up on the sheathing and the rafters, usually on the north side first, and it can go unseen for years until a roofer or a home inspector opens the hatch.
