Mold After Water Damage: Why the First 48 Hours Matter

The water was weeks ago. The smell showed up this week. Here is how a water loss turns into a mold problem, the signs to look for, and how proper drying keeps it from happening twice.

How does a water loss turn into a mold problem?

Wet building materials can start growing mold within a day or two, and a lot of water losses never get dried all the way. Somebody mops the floor and runs a box fan, the surface looks dry in three days, and the pad, the subfloor, and the bottom of the drywall stay wet for a month. That is where the mold grows, on the back of the drywall and the underside of the floor, where nobody sees it until the smell arrives.

What are the signs a past water loss is growing mold now?

  • A musty smell that gets stronger when the house is closed up or the HVAC runs.
  • Baseboards or drywall that feel soft, bubble, or show a stain line.
  • Laminate or hardwood that cupped and never flattened.
  • Allergy symptoms that improve when you leave the house.
  • Visible growth in the corner of a closet, behind furniture on an exterior wall, or under a sink.

Another company dried it and said it was fine. Now it smells. What happened?

Most likely the cavity was never dry. Ask for their moisture log. If there is not one, that is your answer.

How is it fixed properly?

Water travels, and so does the mold that follows it. We meter every surface the water could have reached, not just the room it started in, and we open up what the readings say to open up. Then it is a remediation job and a drying job at the same time: contain, remove the affected materials, clean, dry to a measured standard, treat, and document. You get the log.

Can it be covered by the original water claim?

Sometimes, if the mold is clearly the result of the covered loss and the timeline supports it. What your policy says about mold is between you and your carrier, and we will not guess at it.
